The Mosman Residence

“We were told our bungalow couldn't take a second storey without losing its character. Line & Level proved everyone wrong, and the house we moved back into is exactly the one we signed off on.”

“Sixteen weeks, one site manager, and a kitchen that still stops people at the front door. The Friday reports meant we never once had to chase anyone.”
Owner, Paddington Terrace

“They treated one bathroom with the same rigour as a whole house. Every junction and every tile line was drawn before it was built, and it shows.”

(02) 5550 4127How much does a high-end renovation cost?
Kitchens start from around $180,000, spa bathrooms from $95,000, and complete home renovations from $1.2 million. The biggest drivers are structural change, glazing and the finishes you choose.
You'll get a cost plan at concept stage and a detailed contract price before any work begins.
How long will my project take?
A kitchen or bathroom is typically 8 to 16 weeks on site. Extensions take 6 to 10 months, and whole-home renovations 9 to 14 months. Design and approvals add 3 to 6 months before construction starts.
Can we live at home during the renovation?
For kitchens, bathrooms and many outdoor projects, yes. We stage the work and seal off the site. For whole-home renovations and second storeys, most clients move out, and we can recommend short-term rentals near your home.
Do you handle council approvals?
Yes. We prepare and lodge your development application or complying development certificate, coordinate the consultants, and respond to council on your behalf.
What does design-build actually mean for me?
One contract and one team. The people who design your home are the people who price it and build it. Nothing gets lost between architect and builder, and you have a single point of accountability from sketch to handover.
Which areas do you work in?
Sydney's Eastern Suburbs, Lower North Shore, Inner West and Northern Beaches. We take on a limited number of projects further afield each year.
